Executive Summary
Smart Living Society Limited is an incorporated not for profit Company, which aims to disrupt out-dated low cost housing models by offering affordable long term rentals and income opportunities for its members particularly throughout regional Australia.
Many Non-Government Organisations (NGO’s) and Social Service Providers have to carry an increasing burden to house ageing over 50's residents, the homeless, low-income singles and families while dealing with stifling regulations. One of our aims is to help lessen the burden on these organisations. Smart Living Society Limited has developed innovative strategies to combat emerging affordability and quality of life conundrums. By establishing a range of living communities with a variety of permanent compact dwellings clustered with, for example, several relocatable tiny houses, RV docking stations and a central community hub surrounded by small scale farming and other low scale business enterprises, the residents will have the opportunity to stay healthy and active for as long as possible, while creating an income stream. The provision of long-term rentals for residents and the establishment of economic and social hubs will create vibrant living spaces and provide residents with a secure future. |
Smart Living Society Limited will use smart technology for commercial and administrative purposes as well as facilitate data collection for public use.
The information collated during the building process as well as the ongoing operation will create valuable tools for the replication of the Smart Model. The Smart Model concept will also create an accessible think tank of experts and research opportunities aimed to solve the “wicked problem”.

"On the 19th March 2019 Smart Living Society Limited was registered as a “Public Benevolent Institution” by the Australian Charities and Not-for- profits Commission, and on 22nd March 2019 we were endorsed by the Australian Taxation Office with “Designated Gift Recipient” (DGR) Status Level 1. DGR endorsement allows us to issue tax deductible receipts for donations from the general public and institutions."

Common Australian Housing Models
Shared Equity Model: A purchaser and equity partner share the costs to purchase a home so the purchaser can leverage a smaller deposit, benefit from lower loan repayments and other ongoing costs of buying a house. We believe this model has some considerable potential downsides.
Rent to Buy: Rent to buy properties through private arrangements can be entered into which are considered high risk as they can have unfavourable terms for the purchaser. These arrangements also usually have higher than average market rent.
Co Housing: Co-housing can reduce housing expenses, increase social and community engagement and provide access to more amenities such as common gardens, social centres, and business services for older entrepreneurs, common laundry facilities and so forth.
Build to Rent: Build-to-rent developments are gaining traction in Australia. Benefits may include offering long-term rental accommodation through flexible leases with facility ownership retained by a central organisation who would ensure construction and maintenance are kept to a high standard.

Smart Living Society Limited’s Village Concept Village is spread over 12 acres and attached is the Farm up to 10 to 20 acres. Overall land acquired would be around 30 acres, depending on site levels etc.
